Montecito by the Sea is a 20-year-old, 42 unit strata townhouse complex situated in White Rock, BC. The communal areas of the complex had outdated, inefficient magnetic ballast and incandescent lighting technologies. These technologies are gradually being phased out of production in North America. The building’s entrance and parkade lights need to be left on constantly to ensure resident safety.
We helped the strata to update their parkade lighting, electrical room lighting and exit sign lighting to newer more energy efficient options that would achieve optimum energy savings. The new lights we installed averaged out to use 42% less energy than the outdated lighting we replaced, plus the new lighting provides better light levels for the residents.
Over the course of 10 years, the maintenance and energy savings for this project are projected to cumulate to $41,000 – that’s almost $1000 per strata unit!
